Senior Project Manager
Location: New Jersey (NY Metro area; typically ~1 day/week on site)
Job Type: Full-time
Salary: Competitive — up to ~$200,000 for a strong candidate, with room beyond for an exceptional hire
About the Role
A highly selective, craftsmanship-driven residential builder is seeking an experienced Senior Project Manager to join its New Jersey-based team. The firm focuses on a small number of exceptional, finely crafted homes — including new builds, additions, major renovations, and historic restorations — with a clear emphasis on quality over volume.
This is a close-knit, long-tenured team operating with a family-style culture, working alongside respected architects and designers on detail-driven, high-caliber residential projects.
Please note: This role requires substantial high-end residential experience with a strong emphasis on structural construction. Experience limited to interior fit-outs is not sufficient. Townhouse or similar structural residential experience is highly relevant, and exposure to ground-up construction is a plus. The firm can provide further ground-up exposure over time, but a solid structural foundation is essential from day one.
Key Responsibilities
- Lead high-end residential projects from preconstruction through completion.
- Own project budgets, scheduling, procurement, and overall delivery performance.
- Coordinate and manage a trusted subcontractor base to maintain exceptional build quality.
- Collaborate closely with leading architects and designers on highly detailed residential work.
- Serve as the senior point of accountability for program, quality, and client experience.
- Support the continued growth of a small, high-quality, craftsmanship-focused team.
What We’re Looking For
- Extensive experience in high-end or luxury residential construction (required).
- Strong structural construction background (townhouse or similar experience preferred; interior-only experience not suitable).
- 5–10+ years’ experience as a Project Manager (more experienced candidates welcome).
- Strong command of budgets, scheduling, procurement, and trade coordination on complex residential builds.
- Proven experience working with high-caliber architects and design teams.
- Self-directed, accountable, and comfortable in a small, close-knit team environment.
- Based within commuting distance of the New Jersey / NY metro area.
Why Apply
- Competitive salary — up to ~$200,000+ for exceptional candidates.
- Transparent bonus pool model with clear, measurable performance visibility.
- 401(k) with 3% employer match, plus year-end profit share (typically ~5% total).
- Health allowance contributing toward medical, dental, and vision coverage (including telehealth), scaled by role.
- Childcare credit via FSA.
- Two weeks PTO plus federal holidays and additional flex days, with office closure over Christmas.
- Work-from-home Fridays and earned, sensible flexibility.
- Opportunity for future ground-up exposure and deeper technical development.
- A small, stable, accountability-driven team focused on craftsmanship and quality.
